Drain Descaling in Glasgow

Glasgow has a lot of old buildings. Victorian tenements built before 1900, Edwardian properties from the early 1900s, inter-war social housing from the 1920s and 1930s. Most of them have original or near-original drainage pipework, cast-iron soil pipes, clay drain runs, lead waste connections, all of which have been in continuous use for anywhere between 80 and 140 years. Over that time, mineral scale from water and soap deposits, iron oxide from internal corrosion and calcium from hard-water deposits have built up on the inside walls of those pipes. The bore, the usable inside diameter of the pipe, has narrowed. Sometimes significantly.

A narrowed bore does not block immediately. It causes slow drainage that gets progressively worse over years. It causes recurring blockages because debris catches on the rough, scaled surface where it would have passed through a clean-bore pipe. It causes drainage systems that have never quite worked properly despite no obvious single blockage. Standard jetting can flush debris through a narrowed pipe, but it does not remove the scale from the pipe wall. Descaling does.

ClearFlow carries specialist descaling equipment for exactly these situations. Where a CCTV survey has confirmed scale narrowing the bore, or where a property has a persistent slow drainage problem that jetting alone has not resolved, descaling restores the pipe to something approaching its original diameter without excavation, without pipe replacement and at a fraction of the cost of replumbing.

Signs you need drain descaling

  • Persistent slow drainage across multiple fixtures in an older property despite previous clearing

  • CCTV survey report showing narrowed bore or scale deposits on the pipe walls

  • Drains that clear fully after jetting but slow down again within weeks without any obvious blockage

  • Property with original Victorian or Edwardian cast-iron or clay pipework that has never been descaled

  • Rough or irregular internal pipe surface visible on CCTV footage catching debris and causing repeated blockages

  • Toilet that flushes slowly or incompletely in an older property where the soil pipe has not been maintained

  • Drainage system that has progressively worsened over several years without a single identifiable blockage event

  • Pre-sale property survey or homebuyer drain survey identifying scale as a concern in the pipe report

Our process

  1. 1

    Assessment and CCTV inspection

We run an HD CCTV camera into the drain to confirm the location and extent of the scale, identify the pipe material and assess whether descaling, jetting or both is the right approach. This also gives us a before reference for comparison after the job.

  2. 2

    Price confirmed in writing

Based on the CCTV findings we confirm the full scope and price in writing before any descaling work begins. No surprises during or after the job.

  3. 3

    Descaling the pipe walls

Specialist descaling chains and rotary cutting heads are driven along the pipe bore, removing scale deposits from the pipe walls systematically. The method and the aggressiveness of the equipment are matched to the pipe material, softer for older clay and lead, heavier for cast-iron.

  4. 4

    High pressure jetting to flush

After the descaling pass we high pressure jet the full pipe run to flush all the dislodged scale material out of the drain and confirm the bore is clear end to end.

  5. 5

    Post-descaling CCTV inspection

We run the camera again after jetting so you can see the before and after difference on screen. This confirms the pipe is clear, documents the restored bore, and shows whether any further attention is needed on the pipe structure.

Common causes

What Causes Scale in Drains and Waste Pipes?

Scale in drains is not a random problem. It builds up predictably based on the pipe material, the age of the pipework and what has been passing through it.

Mineral deposits from water

Water carries dissolved calcium, magnesium and other minerals. As water flows through a pipe, a thin film of mineral deposit is left on the pipe wall each time. Over decades, those thin films build into a significant layer of hard scale that measurably reduces the bore diameter.

Internal corrosion of cast-iron pipes

Cast-iron soil pipes and drain runs in older Glasgow properties rust internally over time. Iron oxide from corrosion creates a rough, uneven internal surface that catches soap, grease and debris, accelerating both scale build-up and blockage frequency.

Soap and detergent calcification

Soap reacts with minerals in water to form soap scum, which deposits on pipe walls alongside mineral scale. In heavily used bathroom waste pipes, this layer of calcified soap scum combines with mineral scale to significantly narrow the bore.

Hard water deposits in dishwasher and appliance connections

Appliances that heat water, dishwashers, washing machines, leave particularly dense scale deposits at their drain connections and in the first section of pipe they connect to.

Long-term grease coating hardening

Grease that coats the inside of a pipe and is not regularly jetted away hardens over time and acts as a base layer on which scale and mineral deposits accumulate faster.

Original pipe material and joint design

Victorian clay pipes were jointed with sand and cement or lead, and the joint edges inside the pipe protrude slightly into the bore. Scale builds up preferentially at these protrusions, forming ridges that catch debris and create recurring partial blockages.

Good news: every one of these has a clean, proven fix, and we'll show you exactly what we found.

Why choose ClearFlow

Local and owner-run

David and Chris are Glasgow-based engineers who carry out every descaling job themselves. They know Glasgow's older housing stock and its pipework.

Specialist equipment for older pipes

Descaling chains and rotary cutting heads matched to cast-iron, clay and lead pipe. Not a single-setting approach applied to every job.

£5M+ public liability

Fully insured on every job including specialist descaling work. Certificate available on request.

CCTV before and after

We show you the pipe condition before we start and confirm the result after. You can see exactly what has changed.

No excavation in most cases

Descaling restores the bore without digging up floors, walls or gardens in the large majority of cases. Pipe replacement is a last resort, not a first response.

Fixed price based on actual findings

We price after the CCTV assessment, based on what the pipe actually needs, not a standard rate that may not reflect the job.

What We Use for Drain Descaling

Specialist descaling chains driven by a powered drive unit rotate inside the pipe bore, chipping and abrading the scale layer from the pipe wall as they travel along the drain run. The chain weight and rotation speed are adjusted to suit the pipe material. Heavy-duty chains for cast-iron, lighter configurations for clay and older lead pipe where aggressive descaling could damage already fragile pipe walls.

High pressure water jetting at up to 4,000 PSI follows the descaling pass to flush all dislodged scale material out of the drain run and complete the clean. The jetting nozzle also cleans the pipe walls after the mechanical descaling, removing loosened material that the chain has broken away but not fully dislodged.

HD CCTV cameras with on-screen distance metering run before and after every descaling job. The before footage confirms the location and extent of the scale. The after footage confirms the result and documents the restored pipe condition. On older pipes, the post-descaling inspection also checks whether the descaling process has revealed any cracks or joint issues that were previously hidden beneath the scale layer.

Transparent pricing

No call-out fee. The price for descaling is confirmed after the initial CCTV assessment, based on the length of pipe to be treated, the pipe material and the extent of the scale. You know the full cost before any descaling work begins.

Descaling is significantly less expensive than pipe replacement. If a CCTV survey has identified scale as a problem, descaling is almost always the right first step before considering any structural repair.

If the post-descaling CCTV reveals a structural issue that needs attention, we explain what we found and provide a written quote for the appropriate repair. Nothing proceeds without your agreement.

Fixed price agreed before any work starts.

Reviews

What Our Clients Say

Real reviews from Glasgow households and businesses we've helped.

"I had major issues with my drainage caused by ground movement. The ground had to be dug up and a new drainage system put in. This was done efficiently and to a very high standard, the workmen were legends, absolutely brilliant. My slabs were all put back exactly as they were before. I highly recommend this company."
